Dovid M. Spector

Founding Partner

Dovid is a seasoned real estate professional with more than 20 years of experience across all facets of real estate investment, asset management, development, leasing, and finance. He has managed complex transactions in multiple sectors — including retail, hospitality, and residential — through various market cycles.

During his 18-year tenure at National Realty & Development Corp. (NRDC), Dovid executed more than 700 lease transactions and oversaw a $1+ billion portfolio of retail, office, and residential assets encompassing the eastern half of the U.S. At NRDC, he developed an expertise in ground-up development and leasing, completing deals with national retailers, restaurants, fashion brands, and anchor tenants. Dovid was a founding member of the ICSC Next Generation Leadership Network and sat on the ICSC New York Program Planning Committee.

In 2020, Dovid joined Town Park Partners, LLC as its Managing Partner and Vice President of Development, with a focus on unlocking value in its private real estate holdings and spearheading acquisitions and development throughout Telluride, Colorado and the surrounding markets.

Dovid is a Licensed Real Estate Broker in New York State.

Greg A. Oshins

Founding Partner

Greg is a senior real estate investment executive with more than two decades of experience leading acquisitions, redevelopment, and portfolio strategy across institutional-quality commercial real estate. He has overseen the acquisition and repositioning of more than 10 million square feet of assets, deploying over $1 billion of capital across opportunistic, value-add, and core investment profiles nationwide.

Most recently, Greg served as Senior Vice President, Lead for Real Estate Strategy and Initiatives at BlueSky Utility LLC, where he led national real estate strategy for distributed solar and battery storage development and advised executive leadership on capital deployment and partnership structuring. Previously, as Vice President of Acquisitions and Vice President of Redevelopment at DLC Management Corporation, he launched the firm's redevelopment platform and led acquisitions totaling more than 10 million square feet, managing the full transaction and execution lifecycle.

Earlier in his career, Greg held senior investment roles at National Realty & Development Corp. and NRDC Equity Partners. He is recognized for his ability to formulate and execute portfolio-level strategies that unlock embedded value through disciplined underwriting, creative structuring, and hands-on asset repositioning.
